Kennedy Property Management Services and Fee Structure
- Full Service Leasing - This service includes marketing the property. If appropriate, a sign and lock box will be installed on the property. Agents will show the property until tenants submit an application. At that point we will verify all information on the application, run credit, look at the prospective tenants existing dwelling if possible, and then formally rate the tenant on a scale of 1-10. Once we have determined that the tenant is desirable, we will discuss the details of the application with you. Ultimately, you will make the decision, with our guidance. Once approved, we will prepare the lease, have you and the tenants sign, collect the 1st months rent, and security deposit, and finally perform the initial Check-in Inspection. We will also assist tenants in properly transferring utilities into their name for the duration of the lease. The fee for this service ranges from 75% - 100% of the First Month's rent
- Tenant Screening and Lease Preparation - You show the property, have the tenant contact Kennedy Properties, and we will take the application, verify tenant information, and if tenant is accepted, prepare the lease. We will also collect the initial deposits. The fee for this service is $395.00. (add $100 for Check-in Inspection).
- Consulting - Kennedy Properties will also be available to assist Landlords with logistical questions regarding lease preparation, tenant selection, maintenance issues, property inspections, tenant/landlord relations, and eviction procedure. We are also available to show property, hold Open Houses, or conduct one-on-one training for inexperienced Landlords. The fee for this service is $50.00 per hour.
